Yangon Benchmark Price Release for Year 2019-2020 and Summary Notes

Yangon Benchmark Prices report for 2019-2020 financial years for real-estate sector was released by Internal Revenue Department (IRD). The most significant changes we found are the land prices in Bahan Township, Inner City of Yangon. Nearly 70% was significantly increased for land plots along Old Yay Tar Shay street although land prices are 47% reduced in narrow streets in Bahan Township. Land located along some streets in Mayangone Township, Thingangyun Township and Inn Sein Township, are price-reduced at around 10%. We have learnt that land prices in Bo Mu Bahtoo Street in New Dagon ( North) were raised to 25 % whilst land located in inner streets in the township were reduced nearly to 40 %. In Than Lyin Township, lands on main roads and Inner streets are reduced from nearly 10 % to 25% accordingly. Mostly, the land prices of those located in inner city and outside of YCDC remain the same with the prices levied in 2018-2019 Benchmark Report. We have learnt that significant land price reduction was performed in 2018-2019 financial year for the purpose to promote more sales transactions as well as to encourage land owners to pay their taxes. The reduced prices are still maintained this year. The apartment and condo prices also remain the same although the apartment prices were only upgraded till sixth floor and above for this year.

IRD also released reports for the other states and regions as well. Therefore, land Benchmark Prices lists for other regions will also be uploaded on our website soon.

၂၀၁၉-၂၀၂၀ စည္းၾကပ္ႏွစ္ ရန္ကုန္ျမိဳ့အတြက္ ကာလတန္ဖိုးသတ္မွတ္ေပးမည့္ ေျမကြက္စံနွဳန္းမ်ား

၂၀၁၉-၂၀၂၀ ဘ႑ာႏွစ္ ရန္ကုန္ျမိဳ ့ အိမ္ျခံေျမ က႑အတြက္ တန္ဖိုး သတ္မွတ္ေပးမည့္ အစီရင္ခံစာကို ျပည္တြင္းအခြန္မ်ား ဦးစီးဌာနက စက္တင္ဘာလတြင္ ထုတ္ျပန္ခဲ ့ပါသည္။ အထင္ကရ ေျပာင္းလဲမွဳ အျဖစ္ ရန္ကုန္ျမိဳ ့အတြင္း ဗဟန္းျမိဳ ့နယ္ရွိ ေျမကြက္ေစ်းမ်ား ေျပာင္းလဲခဲ့သည္ကို ေတြ ့ရွိရပါသည္။ ေရတာရွည္ လမ္းေဟာင္းအတြင္းရွိ ေျမကြက္ေစ်းမ်ားသည္ ၇၀%အထိ သိသိသာသာ ျမင့္တက္ခဲ ့ျပီး အဆိုပါ ျမိဳ ့နယ္အတြင္းရွိ ေျမကြက္မ်ားအတြက္မူ ၄၇% အထိ တန္ဖိုးေလ်ာ့က်ခဲ ့ပါသည္။ မရမ္းကုန္းျမိဳ ့နယ္၊ သဃ္န္းကြ်န္းျမိဳ ့နယ္ ႏွင့္ အင္းစိန္ျမိဳ ့နယ္ အတြင္းရွိ အခ်ိဳ ့ေသာ လမ္းတေလွ်ာက္ ေျမကြက္မ်ားမွာ ၁၀% ခန္ ့ တန္ဖိုးေလ်ာ့က်ခဲ့သည္ကို ေတြ ့ရွိရပါသည္။ ဒဂံုျမိဳ ့သစ္ေျမာက္ပိုင္းတြင္မူ ဗိုလ္မူးဗထူးလမ္းရွိ ေျမကြက္မ်ားသည္ ၂၅% အထိ ေစ်းတက္ခဲ ့ျပီး အတြင္းပိုင္းလမ္းတေလွ်ာက္ ေျမကြက္တန္ဖိုးမ်ားမွာ ၄၀% အထိ ေလ်ာ့က်ခဲ့သည္ကို ေလ့လာေတြ ့ရွိရပါသည္။ သန္လွ်င္ျမိဳ ့နယ္တြင္မူ အဓိကလမ္းမၾကီးနွင့္ အတြင္းဘက္ပိုင္း လမ္းမ်ားအတြင္းရွိ ေျမကြက္မ်ားသည္ ၁၀% မွ ၂၅% အထိ အသီးသီး ေစ်းေလ်ာ့က်ခဲ့ပါသည္။ မ်ားေသာအားျဖင့္ ရန္ကုန္ျမိဳ ့တြင္း၊ ျမိဳ ့ျပင္ ရွိ ေျမကြက္အမ်ားစုအတြက္ သတ္မွတ္နွဴန္းထားမ်ားသည္ ၂၀၁၈-၂၀၁၉ ဘ႑ာနွစ္ ရန္ကုန္ျမိဳ ့အိမ္ျခံေျမက႑အတြက္ တန္ဖိုးသတ္မွတ္ေပးသည့္ အစီရင္ခံစာအတြင္းရွိ တန္ဖိုးမ်ားအတိုင္း မေျပာင္းလဲသည္ကို ေတြ ့ရွိရပါသည္။ ယခင္နွစ္အတြင္းတြင္ သိသာမ်ားျပားေသာ ေစ်းနွဳန္းေလွ်ာ့ခ်မွဳမ်ားကို ေတြ ့ရွိခဲ ့ရျပီး၊ ထိုသို ့ေလွ်ာ့ခ်ရျခင္းမွာ အိမ္ျခံေျမအေရာင္းအ၀ယ္ ေကာင္းမြန္ေစရန္နွင့္ ေျမရွင္မ်ားအား အခြန္ေပးေဆာင္ရ လြယ္ကူေစရန္ ရည္ရြယ္သည္ဟု သိရွိခဲ ့ရပါသည္။ ထို ့ေၾကာင့္ ယခင္နွစ္အတြင္း ေလွ်ာ့ခ်ခဲ့ျပီးေသာ ေျမတန္ဖိုး ေစ်းနွဳန္းအမ်ားစုအတိုင္း ယခုနွစ္တြင္ ေျပာင္းလဲမွဳ မရွိေသးသည္ကို ေတြ ့ရွိရပါသည္။  တိုက္ခန္းနွင့္ ကြန္ဒို ေစ်းနွုန္းထားမ်ားေျပာင္းလဲျခင္း မရွိေသာ္လည္း တိုက္ခန္းေစ်းသတ္မွတ္မွဳအတြက္ ၆ လြွာနွင့္အထက္ဟု ျပင္ဆင္ထားပါသည္။

ျပည္တြင္း အခြန္မ်ားဦးစီးဌာနသည္ အျခားတိုင္းနွင့္ ျပည္နယ္မ်ားအတြက္ တန္ဖိုးသတ္မွတ္ေပးမည့္ စံနွဳန္းမ်ားကိုလည္း ထုတ္ျပန္ထားပါသည္။ ထို ့ေၾကာင့္ ၄င္းျပည္နယ္နွင့္ တိုင္းမ်ားအတြက္ တန္ဖိုးသတ္မွတ္ေပးမည့္ စံနွဳန္းမ်ားကိုလည္း ကြ်ႏု္ပ္တို ့၏ ၀က္ဘ္ဆိုဒ္ ေပၚတြင္ မၾကာမီ ေဖာ္ျပသြားမည္ကို အသိေပးအပ္ပါသည္။

၂၀၁၉-၂၀၂၀ ခုနွစ္ လမ္းမေတာ္ျမိဳ႕နယ္ ႏွင့္ ေက်ာက္တန္းျမိဳ႕နယ္ အတြက္ သတ္မွတ္ထားေသာ အိမ္ျခံေျမ ကာလတန္ဖိုးမ်ားအား နမူနာအေနျဖင့္ ေအာက္ေဖာ္ျပပါ လင့္တြင္ ၾကည့္ရွဳနိုင္ပါသည္။
