Yangon Benchmark Price Release for Year 2018-2019 and Summary Notes

Yangon Benchmark Prices report for 2018-2019 financial year real-estate sector was released in June by Internal Revenue Department (IRD). The most significant changes we found are the Land prices of all roads and street within Yangon City Development Committee (YCDC) are reduced by approximately 10% aside from the two main roads, Pyay Road and Kabaraye Pagoda Road. We also found that the land prices for the Pyay road in Dagon Township is increased to 400,000 MMK per square foot to keep all the Pyay Road land prices format to be same with other townships. We’ve also learnt that only the Land prices of North Dagon, South Dagon, Dagon Seikkan and Hlaing Thar Yar Townships are raised in a range from 20 % to 40% accordingly. The Land Prices of housing area in Hlaing and Kamayut Townships are increased by 28% and 33%. However, the land prices of outside of YCDC area remain the same with 2017-2018 Benchmark report. The apartment and condo prices also remain the same, however, the apartment prices were only upgraded till six floor and above for this year. We have also learnt that the purpose of the reduced in price are to promote more sales transactions as well as encourage landowners to pay their taxes. We also found that this year, IRD also released reports for the other states and regions as well. Therefore, Land Benchmark Prices Lists for other regions will also be uploaded on our website soon.

၂၀၁၈-၂၀၁၉ဘ႑ာႏွစ္ရန္ကုန္ၿမိဳ႕အိမ္ၿခံေျမက႑အတြက္တန္ဖိုးသတ္မွတ္ေပးမည့္အစီရင္ခံစာကို ျပည္တြင္းအခြန္မ်ားဦးစီးဌာနမွဇြန္လတြင္ထုတ္ျပန္ခဲ့သည္။့အထင္ကရေျပာင္းလဲမွဳမ်ားအၿဖစ္အဓိကလမ္းမႀကီးႏွစ္ခုျဖစ္ေသာျပည္လမ္းႏွင့္ကမာၻေအးဘုရားလမ္မွလြဲ၍ရန္ကုန္ၿမိဳ႕စည္ပင္သာယာနယ္ နမိတ္အတြင္းရွိလမ္းမ်ားအားလုံး၏ေျမေစ်းမ်ား၁၀%ပတ္၀န္းက်င္ခန္႕ေလွ်ာ့ခ်ထားေႀကာင္းေတြ႕ရွိရသည္။ ဒဂုံျမိဳ႕နယ္ရွိျပည္လမ္းမ၏တစ္စတုရန္းေပေျမကြက္ေစ်းကိုတစ္ျခားၿမိဳ႕နယ္မ်ားႏွင့္တေျပးညီျဖစ္ေစရန္က်ပ္ ၄၀၀,၀၀၀သို႕တိုးၿမွင့္ထားသည္ကိုထက္မံေတြ႕ရွိရသည္။ေျမာက္ဒဂုံၿမိဳ႕နယ္၊ေတာင္ဒဂုံၿမိဳ႕နယ္၊ဒဂုံဆိပ္ကမ္းၿမိဳ႕နယ္ႏွင့္လွိဳင္သာယာၿမိဳ႕တို႔ရွိေၿမေစ်းမ်ားသာ၂၀%မွ၄၀%အတြင္းေစ်းတက္သြားသည္ကိုသိရွိရသည္။လွိဳင္ၿမိဳ႕နယ္ႏွင့္ကမာရြတ္ၿမိဳ႕နယ္မ်ားရွိအိမ္ယာမ်ား၏ေၿမေစ်းမ်ားသည္လည္း၂၈%ႏွင့္၃၃%အသီးသီးတက္သြားသည္ကိုေတြ႕ရွိရသည္။ရန္ကုန္ၿမိဳ႕စည္ပင္သာယာေရးနယ္နမိတ္ျပင္ပရွိေျမေစ်းမ်ားမွာမူယခင္၂၀၁၇-၂၀၁၈ႏွဳန္းထားမ်ားအတိုင္းဆက္လက္ရွိေနေသးသည္။တိုက္ခန္းႏွင့္ကြန္ဒိုေစ်းႏွဳန္းထားမ်ားေျပာင္းလဲျခင္းမရွိေသာ္လည္းတိုက္ခန္းေစ်းသတ္မွတ္မွဳအတြက္၆လႊာႏွင့္အထက္ဟုၿပင္ဆင္ထားသည္ကိုေတြ႕ရသည္။ယခုကဲ့သို႕ႏွဳန္းထားမ်ားေလွ်ာ့ခ်ရျခင္းမွာအေရာင္းအ၀ယ္ေကာင္းမြန္ေစရန္ႏွင့္ေၿမရွင္မ်ားအားအခြန္ေပးေဆာင္ရလြယ္ကူေစရန္တို႕ျဖစ္သည္ဟုသိရွိရသည္။ကၽြန္ေတာ္တို ႔ေလ့လာခ်က္မ်ားအတြင္းျပည္တြင္းအခြန္မ်ားဦးစီးဌာနမွအျခားတိုင္းႏွင့္ျပည္နယ္မ်ားအတြက္အစီရင္ခံစာမ်ားထုတ္ျပန္ထားသည္ကိုသိရွိရပါသည္။ထို႕ေၾကာင့္၎ျပည္နယ္ႏွင့္တိုင္းမ်ားအတြက္တန္ဖိုးသတ္မွတ္ေပးမည့္စံႏွဳန္းမ်ားကိုလည္းကၽႊန္ေတာ္တို႕၀က္ဘ္ဆိုက္ဒ္ေပၚတြင္ မၾကာမီတြင္ ေဖာ္ျပသြားမည္ကုိလည္းအသိေပးအပ္ပါသည္။
