The First International Valuation Conference Hosted By Japan Valuers Myanmar Co., Ltd.

The first International Valuation Conference, “Role and Importance of Valuation in Myanmar – Today, Tomorrow and Future”, which was held at Rose Garden Hotel on June 18, 2019 was successfully accomplished. We do thank you all 160 participants who attended the conference yesterday. We appreciate your time and interest in our conference about valuation.Your presence helped to make this event a great success and your enthusiasm and positive spirit helped make our time together both productive and fun. We also would like to thank our speakers, Mr. Hiroyuki Isobe (Managing Director of Japan Valuers ( Japan Valuers -Myanmar Co., Ltd.)), Mr. Sim Hoy Chuang , Managing Director of  Japan Valuers – Cambodia Co.,Ltd and Mr. Duong Pham (Executive Director of  DCF Vietnam Corporation ) for insightful and informative presentations, Mr. Takashi Nakazawa (Senior Manager of Japan Valuers (Myanmar)) for coordination the panel discussion and Mr. Aung Kyaw (Mr. Aaron) for delivering opening remarks. Property Benchmark Prices for Year 2018-2019 (Nyaung U)

Nyaung U Benchmark Price Release for Year 2018-2019 and Summary Notes

Nyaung U Benchmark Prices report for 2018-2019 financial year real-estate sector was released in June by Internal Revenue Department (IRD). Nyaung U is in Mandalay Region and it is located on the Eastern Ayerwaddy River Bank. Nyaung U is renowned for its Travel and Tourism and is the travel base to go around Bagan, an ancient capital city. The ancient city has more than 3500 surviving stupas, temples, monasteries, fortification and other monuments. Furthermore, the city was named UNESCO World Heritage Site on early July 2019 and thus Bagan expect its tourism activity to be increased in coming years. It covers 572.755 square miles and has a population of 0.25 million. Hotel industry is the most developed real estate sector in Nyaung U. Most of the populated areas are on the Ayerwaddy River bank and along the two Highways connecting Bagan, Myin Gyan and Kyauk Padaung. The land prices differ according to the zones rather in wards. The land prices facing the main roads are gone down by between 20% to 47% in 2018-2019 report. Second streets are gone down by nearly half of what it was while inner plot and lands only gone down around 40%. The highest land prices are on the main road of all the zones in Nyaung U ranging from 20,661 MMK to 34,435 MMK per square foot. The benchmark prices are referenced for the tax purpose only, the actual market prices could be relatively higher than the benchmark prices described in the report.

၂၀၁၈-၂၀၁၉ဘ႑ာႏွစ္ေညာင္ဦးၿမိဳ႕အိမ္ၿခံေျမက႑အတြက္တန္ဖိုး သတ္မွတ္မည့္အစီရင္ခံစာကိုျပည္တြင္းအခြန္မ်ားဦးစီးဌာနမွဇြန္လတြင္ထုတ္ျပန္ခဲ့သည္။ ေညာင္ဦးၿမိဳ႕သည္မႏၱေလးတိုင္းေဒသႀကီးတြင္ပါ၀င္ၿပီးဧရာ၀တီအေရွ႕ဘက္ကမ္းတြင္တည္ရွိသည္။ ေညာင္ဦးၿမိဳ႕သည္ခရီးသြားလုပ္ငန္းအတြက္လူသိမ်ားျပီး ပုဂံသို႔အလည္အပတ္သြားရန္အေျခစိုက္ၿမိဳ႕လည္းျဖစ္သည္။ ပုဂံၿမိဳ႕တြင္ ပုဂံေခတ္ေစတီ၊ဂူပုထိုး၊ေက်ာင္း၊ခံတပ္ ၃၅၀၀ ခန္႕ဆက္လက္တည္ရွိဆဲျဖစ္သည္။ထိုအျပင္ပုဂံေဒသကိုUNESCO၏ ကမာၻအေမြအႏွစ္စာရင္း၀င္အျဖစ္၂၀၁၉ ဇူလုိင္အေစာပိုင္းတြင္အသိအမွတ္ျပဳျခင္းခံရသၿဖင့္ေနာင္လာမည့္ႏွစ္မ်ားအတြင္း ဧည့္သည္မ်ား ပို၍တိုးျမင့္လာႏိုင္သည္။ ၅၇၂.၇၅၅စတုရန္းမိုင္က်ယ္၀န္းၿပီးလူဦးေရ ၂သိန္းခြဲခန္႕ရွိေသာ ေညာင္ဦးၿမိဳ႕တြင္ဟိုတယ္လုပ္ငန္းသည္အိမ္ခံေျမက႑တြင္အဖြံၿဖိဳးဆုံးလုပ္ငန္းတရပ္ၿဖစ္သည္။ ဧရာ၀တီျမစ္ကမ္းေဘးႏွင့္ ပုဂံ၊ျမင္းၿခံႏွင့္ေက်ာက္ပေတာင္းတို႔ကိုဆက္သြယ္ထားေသာ အေ၀းေျပးလမ္းမ၂ခုတြင္လူေနထုိင္မွဳ မ်ားျပားသည္။ ေျမေစ်းႏွဳန္းမ်ားသည္ရပ္ကြက္အလိုက္မဟုတ္ဘဲ  ဇုန္မ်ားအလိုက္ကြဲလြဲသြားသည္။၂၀၁၈-၂၀၁၉အစီရင္ခံစာတြင္မိန္းလမ္းမမ်က္ႏွာမူေသာေျမကြက္ေစ်းမ်ား၂၀%ႏွင့္၄၇%ၾကားက်ဆင္းသြားသည္။ မိန္းလမ္းကပ္လ်က္လမ္းမ်ားတြင္မူထက္၀က္ခန္႕က်ဆင္းသြားၿပီးလမ္းက်ဥ္းႏွင့္အတြင္းလမ္းမ်ားမွာ၄၀%ခန္႕က်ဆင္းသြားသည္ကိုေတြ႕ရွိရသည္။ အျမင့္ဆုံးေစ်းႏွဳန္းမ်ားကိုဇုန္တိုင္းရွိမိန္းလမ္းမမ်ားေပၚရွိေျမကြက္မ်ားတြင္ေတြ႕ရွိရၿပီး၁စတုရန္းေပလ်င္ျမန္မာက်ပ္ေငြ၂၀၆၆၁က်ပ္မွ၃၄၄၃၅က်ပ္အထိရွိသည္။ သို႕ေသာ္လည္း အဆိုပါ ကာလတန္ဖိုးသတ္မွတ္ခ်က္မ်ားမွာ ၀င္ေငြခြန္တြက္ခ်က္ရာတြင္ရည္ညႊန္းရန္အတြက္သာျဖစ္ျပီး လက္ရွိ ေစ်းကြက္ေပါက္ေစ်းမွာ အနည္းငယ္ေျပာင္းလဲမွုရွိနိုင္ပါသည္။
